Consider approval of an Ordinance for Case No. PD-232R-C, Chicken Express, a zoning change  from PD-232-C (Planned Development-232-Commercial) to PD-232R-C (Planned Development-232 Revised-Commercial), to amend the Detail Site Plan for the existing 3,348-square-foot restaurant to change the roof color to ‘Colonial Red’ with a high performance coating on property located at 136 E. Belt Line Road and authorizing the Mayor to sign.

 

Summary

 

Staff Recommendation:

On December 8, 2015, City Council approved this ZONING CHANGE (5-2), with the added condition:

 

1.                     A maintenance agreement shall be submitted to staff for maintenance of roof paint which shall include, “If the new paint of the roof is not properly maintained, then the roof will be repainted to the original color “Desert Tan”.

 

On November 19, 2015, the Planning Commission unanimously recommended DENIAL of the originally requested “Seattle Red” and APPROVAL of a deep maroon color (7-0).  The Planning Commission also recommended that all roofs/awnings be painted the same color.  Commissioners Williford, Sarma, Robinson, Haas, Portman, Darling and Blankenship voted in favor; none opposed.

 

The Planning Department recommended DENIAL.
